How the mortgage calculator works

The monthly principal and interest payment uses the standard amortization formula: M = P × r(1 + r)^n / ((1 + r)^n - 1), where P is the loan amount, r the monthly rate (annual rate / 12) and n the number of payments.

Property tax, insurance, PMI, HOA and other costs are added on top, because most lenders collect them with the payment through an escrow account. Taxes and the other costs grow each year by the increase you set, which matters over a 30-year loan.

Extra payments go straight to principal. The biweekly option pays half the monthly payment every two weeks: 26 half payments equal 13 full payments a year, which is why the loan finishes early.
