How the mortgage amortization calculator works
Each mortgage payment is the same, but the split changes. Interest is the balance times the monthly rate (annual rate / 12); the rest goes to principal. On a 30-year loan at today's rates, most of each payment is interest for the first decade or more.
The schedule lists every payment with its interest, principal and remaining balance, and totals them by year. Add extra payments, or switch to biweekly, to see how quickly the balance falls and how much interest you save.
