How the irr calculator works
The internal rate of return is the discount rate that makes the net present value of all cash flows exactly zero: 0 = Σ CFt / (1 + IRR)^t. It is found numerically. If the IRR is higher than your required return, the investment adds value.
Net present value discounts every cash flow back to today at your chosen rate and adds them up. Modified IRR assumes positive cash flows are reinvested at that same rate, which is often more realistic than the IRR's implicit assumption of reinvesting at the IRR itself.
