How the rental property calculator works
Cash flow is rent after vacancy, minus operating costs (property tax, insurance, HOA, maintenance, management and other costs), minus the mortgage payment. Positive cash flow means the property pays for itself each month.
The long-term return adds rent growth, the loan being paid down and the property's appreciation, then sells it at the end of the holding period after selling costs. The internal rate of return (IRR) turns all of it into one yearly rate.
A useful quick check is the 1% rule: monthly rent of at least 1% of the price often means positive cash flow, though high-cost markets rarely meet it.
