How the apr calculator works
The APR (annual percentage rate) folds fees into the interest rate. The calculator finds the rate at which your payments exactly repay the money you actually receive: the loan amount minus fees paid upfront or taken from the loan.
Fees added to the balance raise the payment instead, which also raises the APR. For mortgages, points and lender fees count; third-party costs like appraisal and title usually don't.
Comparing APRs is the fairest way to compare loans with different rates and fees, as long as the terms are the same length.
