How the home equity loan calculator works
Lenders cap the combined loan-to-value (CLTV): all loans on the home divided by its value. With an 80% CLTV on a $500,000 home, total borrowing can reach $400,000, so if you owe $250,000 you could borrow up to $150,000.
A home equity loan pays out a lump sum at a fixed rate, repaid in equal monthly payments: amount × r / (1 - (1 + r)^-n).
